The first thing you will want to do is inspect the hot water heater. It should be big enough to accommodate the needs of your entire family. A 40 gallon tank will work for the average family of four. If possible, check for any build-up of minerals inside the machine itself.
You should also check for any existing leaks. Ask the current homeowners to take care of this problem before you make the purchase, as even a relatively minor drip from a bathroom sink could end up costing you hundreds of dollars a year in wasted water.
